8. What is a turn key purchase?
A “turn key” home purchase is the type of home sale that Busbee’s has built our entire reputation on. This type of purchase allows you to sit back as we take care of everything including pulling your permits, developing your property, building and installing your home, and completing our award-winning service program. On top of that we will have a service coordinator assigned to you for the duration of your warranty period.
9. What is a FOB sale?
This type of sale is one that allows you the homeowner to oversee and accept all responsibility for the installation. This is the type of sale that sounds good until you are in the process without the experience of a dealer. This is something we as a company don’t recommend. However, if this is the type of purchase you would like, we would still like to sell you a home and walk you through the process.
10. What type of warranty do you offer on your homes?
We offer without question the best warranty in the industry and it runs for 10 years. Our warranty will not require you to pay a deductible or any service charges. The first twelve months of the warranty covers a number of cosmetic aspects. After the first year, it covers the roof structure, sub-flooring, electrical system, plumbing, and siding.
11. Can Busbee’s assist us in purchasing land for a new home?
Busbee’s can’t actually sell you a parcel of land; however, we have been working with a number of outstanding realtors around the state for many years. We can certainly help you find the right parcel of land for your new home.
12. How much loan can I qualify for?
In general, lending institutions allow up to 45% of you income to be allocated toward paying debt. Multiply your monthly income by 45% and deduct your current revolving and installment debt. What is left over is the amount a lender would consider allowing you to repay towards housing. Second homes, investment properties, and credit scores will amend the maximum 45% to lesser or greater amounts.
13. How long does it take to pre-qualify?
The prequalification process should take less than 48 hours from the time we receive an application.
14. Do you offer credit to those who have had short sales or foreclosures?
We have programs that will meet these borrower needs. However they will require significantly lower LTV’s or greater down payments to offset the lender's risk against default.
15. Can I buy a home with a co-signer?
Sure. However a co-signor does not make up for damaged credit. A co-signor typically is a solution for someone with limited or no credit history.
16. How much money is required for down payment to qualify for a loan?
In general, a customer with good credit can qualify with as little as no money down when there is equity in property to be used as collateral. When no property is owned, the minimum down payment requirement is 5% of total purchases.
17. If I have questions, is there a number I can call to talk to a live person?
Sure. We have lending professionals available 8am - 5pm, Monday to Friday at 877-878-4031.
